Part 3

Who wants to hear some good real estate stories?  In my 12 years as a Realtor®, I’ve run into many situations worth sharing with you, dear reader, with the hopes you find them informative and fun.

“Oh…I didn’t think I needed a permit for that!”  A permit from the town’s building department is required when finishing a basement or remodeling that involves electrical or plumbing.  Window replacements definitely require a permit.  Be sure that you or your contractor obtain one before work begins to avoid trouble down the road.  What kind of trouble?  When you are selling your home, the buyer’s Realtor® will check the town records.  No permit?  At a minimum, the town may invoke a fine to issue one after the fact.  At a maximum, the town may require you to remove the sheetrock from a finished basement wall to inspect the plumbing and electrical work.  Yes, this really happened to a client!  Remember, an ounce of prevention is worth a pound of cure.

Who wants to hear some good real estate stories?  In my 12 years as a Realtor®, I’ve run into many situations worth sharing with you, dear reader, with the hopes you find them informative and fun.

“Did these people know they were selling?”  Buyers ask me this question when I show them a home that is obviously in disarray.  Clutter, unclean conditions, especially in the bathrooms or kitchens are a real turn-off.  Is the grout clean on the floors, on the shower walls, and around the tub?  Is the oven clean?  We all get comfortable in our surroundings; however, when you’re a seller, you need a new pair “glasses”!

Part I

Who wants to hear some good real estate stories?  In my 12 years as a Realtor®, I’ve run into many situations worth sharing with you, dear reader, with the hopes you find them informative and fun.

“Should I sell my home as is?”  Mr. G is a homeowner who got his condo back from a tenant and it was in a shambles.  He toyed with selling it as is and asked me to look at it and make a recommendation.  We walked through, tallying our estimate of how much of an investment it would take to make improvements.  I ran some scenarios of likely selling prices; with and without the improvements.  Part of his decision hinged on how long it would take to sell.  Better condition = Faster sale.  Mr. G opted to have some work done; paint, carpeting, and fixing some foggy windows.  The result?  The home sold in 17 days for 97.4% of list price.  Happy client!
